Vancouver real estate in 2025 —
a developer's perspective.

Supply constraints, the Cambie Corridor, and why long-term fundamentals remain strong for quality residential development in Metro Vancouver.

Vancouver real estate development construction progress

Vancouver's real estate market is one of the most discussed — and most misunderstood — in North America. From the inside, as developers who build here, the picture is considerably more nuanced.

The supply problem is structural

Vancouver is geographically constrained. Mountains, the US border, the ocean, and the Agricultural Land Reserve create hard limits on where new housing can be built. Within those limits, Metro Vancouver's population continues to grow.

The Cambie Corridor opportunity

The Canada Line changed Vancouver. Winona, our project at 7638 Cambie Street, sits within this corridor — chosen for its transit access, walkable streets, and proximity to Queen Elizabeth Park.

Our long-term view

Kush Bhatia and Kaiz Bhatia founded Bhatia Developments on a simple premise: build things that last. Vancouver's long-term fundamentals remain intact. The buildings we put on the ground will still be there in fifty years. That is the timeframe we build for.
